Best Basement Flooring Options

Comparing luxury vinyl plank, carpet, tile, and engineered hardwood for Ontario basements.

The Short Answer: Luxury Vinyl Plank (LVP)

For most Ontario basements, luxury vinyl plank (LVP) is the best choice. It's 100% waterproof, durable, affordable, and looks like real hardwood or tile. It handles basement moisture better than any other option and works over both concrete and subfloor systems like DRIcore.

Why Basements Need Special Flooring

Basements are below grade, which means they're naturally more humid than upper floors. Concrete foundation walls can wick moisture. Even finished basements with proper waterproofing can have occasional humidity spikes.

This makes moisture resistance the #1 consideration for basement flooring. Options like solid hardwood or regular laminate aren't suitable because they can warp, buckle, or grow mold in basement conditions.

Basement Flooring Options Compared

1. Luxury Vinyl Plank (LVP) — Best Overall

Pros:

Cons:

Best for: Rec rooms, bedrooms, home offices, playrooms — any basement space.

2. Carpet — Comfort and Warmth

Pros:

Cons:

Best for: Bedrooms in dry basements with good moisture control. Not recommended for rec rooms, bathrooms, or basements with any moisture history.

3. Porcelain or Ceramic Tile — Most Durable

Pros:

Cons:

Best for: Basement bathrooms, laundry rooms, wet bars. Can work for whole basements if you add area rugs for warmth.

4. Engineered Hardwood — Premium Look

Pros:

Cons:

Best for: Finished basements with excellent moisture control and DRIcore or similar subfloor. Not recommended for most Ontario basements.

Subfloor Considerations

Most basement flooring installs over either:

LVP and tile can go over either system. Engineered hardwood requires a subfloor system to provide an air gap and moisture barrier. Learn more about basement renovation costs including subfloor options.

Our Recommendation by Room Type

Installation Over Concrete vs Subfloor

LVP can be installed as a floating floor over concrete or subfloor. It clicks together without glue or nails, making it easy to replace individual planks if needed. Most LVP products include attached underlayment for sound dampening.

Tile requires proper concrete prep and waterproof membrane. Engineered hardwood requires a subfloor system with moisture barrier.
